The Grand & Kansas North property has a long and dynamic history:

From 1953 through 2019, the property was used for industrial semiconductor manufacturing

Semiconductor Manufacturing

In 2019, Griffin Capital purchased the then-vacant property and proposed a 165,000 square foot Office project. Neighbors expressed concerns with office use and safety matters, and recommended considering a residential project

Office

In 2022, Griffin partnered with Greystar to propose a 323-unit Residential project. While some welcomed the residential use, others had concerns including the 300+ unit count and building height

In 2024, Griffin and Greystar proposed the current plan: a 264-unit Residential project, which responds to community feedback:

  • Reduces unit count by 59 units (18%)

  • Removes the top story, and limits building to 3-stories along residential streets (matching adjacent communities)

  • Public space community parklet at Holly & Kansas SE corner

  • No low income-restricted housing

Grand & Kansas North will create Class A rental apartments, helping the City meet its state-mandated housing goals, providing much-needed housing for employees of El Segundo business to live local, and ensuring the healthy life cycle of City residents and families.
