Dear El Segundo City Councilmembers & Planning Commissioners,
I have reviewed the Grand & Kansas North plans and support the proposal because of the benefits to our community, including:
City-Wide Benefits
Housing Goals – Will help El Segundo meet its high demand for housing and make progress on state-mandated housing goals
Housing for El Segundo Employees – Will provide new Class A rentals, including studios and 1-bedrooms, which are in short-supply, proving opportunities for employees of El Segundo businesses to live locally
Military Housing – Will offer 30-50 units for preferential leasing to LAAFB, which needs local housing options for its enlistees and officers, and their families
Main Street Businesses – New residents will be new customers for Main Street businesses, boosting the local economy
Pipeline of Future Home Buyers – Renters will be a pipeline for future home buyers and new families, supporting the healthy life cycle of the community
Job Creation – Will create hundreds of temporary and permanent jobs
Positive Fiscal Impact – Will provide millions of dollars in impact fees to support El Segundo's schools, parks, and public services and ongoing annual tax and business revenues to the City
Rebuilding LA – Following recent events, housing is needed more than ever. This Project allows El Segundo to be a vital part of the solution
Neighborhood Benefits
Improving Blighted Property – Will revitalize and remediate an under-utilized, former industrial site
Safe Streets – Residential streets will be safer by eliminating an industrial truck traffic and keeping all vehicular traffic on a privately owned block of Washington Street
Increased Home Values – Will support increased home values for adjacent community as the neighborhood is beautified and streets are made safer
Public Green Space – Will provide a community parklet at the southeast corner of Holly & Kansas
Contextual Design – High-quality Spanish style architecture will beautify the neighborhood and complement existing architecture
Jim & Jack’s Solutions – Will create 50 secured parking stalls on a privately owned street for Jim & Jack’s use, while the completed building will shield the sights and sounds from Jim & Jack’s operations
Washington Street Upgrades – Project-funded upgrades include (1) undergrounding utilities, (2) repaving, (3) restriping, and (4) installing controlled access gates
Parking Solutions – Will relieve on-street parking challenges. The project will be 100% self-parked in a new garage and its residents will not be eligible for street parking permits
As an El Segundo community member, I support the plan and its approval to improve El Segundo's growth and opportunities.
