Grand & Kansas North is a community-driven plan to transform a formerly industrial, underutilized site in the Smoky Hollow neighborhood into a beautiful and contextual residential building and public green space for the neighborhood to enjoy.

Grand & Kansas North will create Class A rental apartments, helping the City meet its state-mandated housing goals, providing much-needed housing for employees of El Segundo business to live local, and ensuring the healthy life cycle of City residents and families.

There have been many community meetings over the past 5 years (see Timeline for details) to ensure success for the community. Your feedback is needed to make sure the project meets the community’s and El Segundo’s needs. Please share your ideas and feedback on this website!
Will help El Segundo meet its high demand for housing and make progress on state-mandated housing goals
Will provide a community parklet at the southeast corner of Holly & Kansas
Will offer 30-50 units for preferential leasing to LAAFB, which needs local housing options for its enlistees and officers, and their families
Will revitalize and remediate an under-utilized, former industrial site
New residents will be new customers for Main Street businesses, boosting the local economy
Renters will be a pipeline for future home buyers and new families, supporting the healthy life cycle of the community
Will provide new Class A rentals, including studios and 1-bedrooms, which are in short-supply, providing opportunities for employees of El Segundo businesses to live locally
Residential streets will be safer by eliminating an industrial truck traffic and keeping all vehicular traffic on a privately owned block of Washington Street
Will support increased home values for adjacent community as the neighborhood is beautified and streets are made safer
High-quality Spanish style architecture will beautify the neighborhood and complement existing architecture
Will create 40+ secured parking stalls on a privately owned street for Jim & Jack’s use. In addition, the completed building will shield the community sights and sounds from Jim & Jack’s operations
Project-funded upgrades include (1) undergrounding utilities, (2) repaving, (3) restriping, and (4) installing controlled access gates
Will provide millions of dollars in impact fees to support El Segundo's schools, parks, and public services and ongoing annual tax and business revenues to the City.
Will create hundreds of temporary and permanent jobs
Will relieve on-street parking challenges. The project will be 100% self-parked in a new garage and its residents will not be eligible for street parking permits
